What does a buyer agreement cover?+

It should explain the services provided, the agreement term, buyer and broker responsibilities, compensation, and any exit terms. Review every blank and ask questions before signing.

Should I waive an inspection to compete?+

That decision is property specific and carries risk. Javier can explain available structures and tradeoffs, but the right approach depends on the home, market, contract, and your risk tolerance.

What if the appraisal is lower than the price?+

The available options depend on the contract and financing. They may include a price discussion, additional cash, a lender or appraisal review, or other contract-specific outcomes.

How long does buying a home take?+

Search time varies. Once your offer is accepted and the contract is ratified, many financed purchases close in about 30 days. Cash purchases may close sooner, while lender requirements, inspections, appraisal, title, insurance, or contract issues can extend the timeline. Your purchase agreement and lender determine the actual schedule.
